The following items are included in our brochure plans, if you require any alternative products in your home for example, extra insulation, higher specification on the windows, or different roof finish, to mention a few, don’t hesitate to ask.

  • House designs customised to suit your needs.
  • Planning application lodged including sourcing of maps (Finlay Homes are an Ordinance Surveyapproved license holder), planning advertisement, application fee.
  • Percolation test including digger work and associated fee.
  • Construction driveway to front and side of house with concrete footpaths.
  • Insulation includes 80mm foil back floor insulation, 80mm cavity wall insulation, and 400mm quilt insulation to attic. Platinum Eco bead can be used as alternative cavity wall insulation through our licensed Distributor Finlay Eco Fit.
  • Block built construction mainly, although alternative methods will be considered.
  • Roof finished in concrete flat tiles.
  • Woodgrain PVC double glazed windows with minimum u-value of 1.4, Woodgrain PVC external rear doors, Teak front door.
  • Generous electrical specification.
  • Solid panel internal doors with moulded skirtings and architrave.
  • Oil fired central heating, zoned and timed with condensing oil boiler connected to radiators.
  • Sanitary ware; including shower valves, trays, toilets, wash hand basins and baths.
  • Flat solar panels with ample storage cylinder providing domestic hot water.
  • Sewerage Treatment system connected to gravity percolation area. A saving of €7000 depending on the size of the home can be made off the list price if connecting to council mains sewer.
  • Homebond 10 year structural guarantee including Employers Liability and Public Liability.
  • Construction Industry Federation and Irish Home Builders Association member.
  • All Health and Safety Certificates comply with current regulations.
  • Contract, detailed specification, final set of drawings and finish date is issued before work commences.
