Outline Specification
Foundation:
Standard concrete strip foundation to external and internal walls to Department of Environment regulations.
Ground Floors:
To be in concrete with required insulation and damp proof membrane underneath on compacted hardcore. 1 radon sump with outlet pipe to external wall and capped.
First Floors:
18mm plywood flooring on 225mm x 44mm timber joists with appropriate bracing.
Walls:
External walls: 2 leafs of 100mm concrete block with insulated cavity. 3 courses of blockwork up to floor level on external and internal walls. Internal walls: solid 100mm concrete block on ground floor and stud partitions on first floor. Napp plaster finish to the exterior of house, all internal walls and ceilings to have a smooth skim finish.
Roof:
Concrete flat tiles on 50mm x 38mm roofing laths on factory made roof trusses.
White PVC fascia and soffit, fibreglass insulation to attic.
Joinery:
All windows to be white uPVC double glazed. Front and back doors to be in white uPVC with multi point locking system and draught proofed. Internal doors to be regency panel. White deal moulded skirtings and architraves.
Plumbing:
All sanitary ware and fittings to the bathrooms, W.C.s and en-suites to be standard. Plumbing for the sink, washing machine and dishwasher.
Central Heating:
Adequate number of radiators including insulated hot water cylinder, excluding any central heating appliance.
Electrical:
House wired to E.S.B. regulations, at least 1 double socket and 1 light point per room.
2 TV points and 1 cooker points.
Dual immersion heater on cylinder.
Additional sockets can be agreed with customer.
External lights at front and back doors and also where a patio door exists.
Door bell to front door.
Electrically operated smoke detector.
Rainwater Goods:
White PVC gutters and downpipes.
